Enjoy a Hill Country Farmhouse centrally located North of San Antonio in Comal County Texas. Sits on gated property. Owners live on the property. Very quiet. Backs up to a wild life reserve for Golden-cheeked Warbler and Bracken bat cave. The largest bat cave in the world. Most evenings in the summer the bats fly over and are quite spectacular. 27 mi from downtown San Antonio. No smoking! No unregistered guests allowed on property.
House Rules:
• NO PARTIES! Excess noise is not permitted in my home. Again NO PARTIES!
Parties and loud entertaining are prohibited in respect for our neighbors.
We live in a quiet neighborhood and noise monitors have been installed to
prevent complaints. If the noise level is high, the monitor will notify the
owner and the owner will notify you the first time. If the noise monitor
notifies the owner a second time you will be asked to leave for respect of
our other guests, the owners, and neighbors and Airbnb will be notified.
Please come to enjoy the absence of city noise.
• For the safety of all of our guests, our selves, and our neighbors, each guest
must be registered through Airbnb. This is in effort to protect all.
ALL OVERNIGHT GUESTS MUST BE REGISTERED within the
reservation request; max number of overnight guests is 4 adults. Must be 25
or older. No extra guests are allowed. They will be asked to leave. If they
do not leave, the reservation will be canceled at that moment.
• All guests are liable for any and all damage to our property including
legalfees.
• Illegal drugs are not permitted on my property.
• No smoking of any kind is permitted in the home – guests will be
charged a $250 fine plus the cost to remove smoke from the home.
• Smoking cigarettes is ONLY permitted outside, {on the porch} and butts
must be disposed of safely. Currently we are under a burn ban. There is a
very high risk of fire outdoors.
• Guests must treat the home with respect - use coasters on the furniture
where they are provided. Guests should generally pick up after themselves
and not leave an excessive mess.
• Counters and cooktop must be wiped down after cooking and clean on
checkout.
• Do not use metal utensils on the non stick cookware.
• Empty garbage as needed into the green trash bin located on the driveway.
Reline the trash can. Bags are available under the kitchen sink.
• Please Do not stain the towels – a $10 fine per towel will be charged for any
stains found on the towels – regardless of whether or not the stain comes
out in the wash or not. Do not use towels to clean up blood, dirt or any other
unsanitary messes. Please use paper towel found in the kitchen instead.
• Excessive use of towels or linens may result in an extra laundry fee. Please
use the black face cloth to remove make-up.
• All makeup must be removed before using the pillows. Removal of makeup
from the linens is very difficult and time-consuming. There are makeup
removing wipes above the towels in the bathroom.
• Excessive use of convenience items provided, spices, oil, soap, etc will
result in a $25 restocking fee.
• No candles at all. Flameless candles are provided for use in the home and
on the porch. Flashlights are available in the home in the event of a power
outage.
• No cooking on the backporch. No fires in fireplace during the county burn
ban.
• Late check-outs are challenging since the listing may be booked back to
back. Fees for a late check-out range from $25 up to the cost of
the nightly rate of the reservation.
• Quiet hours are from 10:00pm to 8:00am. Please be respectful of other
guests, owners and neighbors during quiet hours.
• There is daily housekeeping between the hours of 1:00pm to 3:00pm.
Please place used towels in the shower or tub. The housekeeper will
provide fresh towels and do a light housekeeping at this time.
• There is room for 2 cars in the driveway. The gate and road onto the
property are shared with other registered guests and owner.
• For the safety of our guests, as well as the privacy of both other guests and
host, access is limited to the house and its yard. Please do not wonder
outside the guest designated areas. No access to the woods.
