Welcome to the Wild Horse Retreat! Our property features 3 bedrooms, 2 full bathrooms, Livingroom, dining room, modern kitchen, laundry area, covered patio, grassy back yard and beautiful play pool!
Get a good night's sleep in our 3 bedroom home. The primary bedroom has a plush Queen bed with 3 inch memory foam topper, dresser, Smart TV, ceiling fan, and walk-in closet. The ensuite bathroom has a double sink vanity and shower over garden tub.
The second bedroom has a Queen bed with 3 inch memory foam topper, closet and loveseat with USB charging station. The third bedroom also has a Queen bed with 3 inch memory foam topper, closet and nightstand. The hall bathroom is easily accessible from both bedrooms. It features a vanity with sink and shower over tub combination.
Spend time with family in the living room on the sofa, let the kids play in the kids area and put those feet up while relaxing and watching a movie!
Enjoy meals in our light and bright kitchen and dining area. The kitchen includes an electric stove and oven, refrigerator, dishwasher, coffee pot and toaster. The laundry room has a high-efficiency washer and dryer for guest use.
Grill up some dinner on our propane grill, relax on our patio sofa, relax in our 6 person Jacuzzi spa or go swimming (seasonally) with the family in our beautiful play pool. The pool is approx. 5 and a half feet deep. The pool is fenced as is our entire yard. The kids will love the large grassy yard and its perfect for running and playing.

Guests have use of the entire house minus the garage, entire yard and private fenced pool. Please park in the driveway and not on the street per our HOA. Thank you.

Important: guidelines for pool use
- Please leave the vacuum in the pool at night for cleaning
- No food or drink in the pool
- Children under the age of 18 must be accompanied by an adult at all times while in the pool area and while in the pool itself.
- The pool is fenced and the gate must never be propped open for any reason
- Swim at your own risk.
**Please note that the pool is not heated nor able to be heated **
- The living room fireplace is decorative only. Guests are not permitted to use the fireplace.
- We have a pack-n-play and high chair for baby/toddler use. Guests will need to bring their own linens for the pack-n-play.
The property has a Nest connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.
Hot Tub Rules and Regulations:
• Please keep noise levels to a minimum as we have neighbors surrounding.
• Please check the temperature of the water in the hot tub before use. Maximum safe water temperature should be established by a medical practitioner, not to exceed 104 degrees Fahrenheit.
• Minors under the age of 18 shall not utilize the hot tub unsupervised. Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the hot tub.
• Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed.
• Persons with skin, ear, or other body infections should not enter the hot tub because of the possibility of spreading the infection.
• Alcoholic beverages or drugs should not be consumed while using the hot tub. BE AWARE that the use of alcoholic beverages or drugs before or during hot tub use may lead to unconsciousness with the possibility of drowning, heart attack, or injury due to passing out or falling.
• Absolutely no candles are allowed on or in the hot tub.
• Absolutely no shoes are to be worn in the hot tub.
• Water is an excellent conductor of electricity. Electrical shock or electrocution can occur in a hot tub if live electrical current (including current from a telephone) comes into contact with the water. Stay out during lightning or rain storms because of the possibility of electrocution.
• Surrounding areas may be slippery and dangerous when wet.
• Persons who have high blood pressure, skin sensitivities, or who might be pregnant are strongly urged not to use a hot tub. If in doubt, please consult with a physician prior to using the hot tub.
• Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately. We recommend no more than a 20 to 30 minutes session in the spa.
• Guests agree to leave the hot tub in the same condition it was received.
• Guests agree to fully reimburse and indemnify Lessor for damage caused to the hot tub during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals, and children.
• Guests understand there will be no reduction in rental fees if the hot tub is unused or unavailable during the term of guests rental period.
• Please do not turn off or unplug the hot tub.
• It is recommended that no jewelry is worn in the hot tub due to chemicals used. The chemicals in hot tubs can also affect color-treated hair and damage swimsuits.
• The hot tub shall be covered when not in use, especially if there are any children in the vicinity.

Additional rules
By booking this home, all guests agree to the following House Rules:
-The primary guest must be present. No sub-letting allowed. We prefer the primary guest to be over the age of 25.
-No parties, events or large gatherings allowed. Please respect our neighbors, quiet hours are 10pm-8am.
-The maximum sleeping occupancy of the property is 6 pre-registered guests and the maximum daytime occupancy is 10 guests (between 8am-10pm).
-Check in time is 4 pm and check-out time is 10am. We may be able to accommodate an early check-in or late check-out, however this is not guaranteed especially during peak season.
-No smoking of any kind inside the house No illegal substances allowed on the property. There is a $400 fee if any guests smoke inside the house.
-Swimming is at your own risk, we are not liable for any incidents that may happen in regards to the pool. The pool is fenced however, the gate on the pool fence must never propped opened for any reason. Minor children must always be supervised while in the pool area and in the pool.
- Slam dunking on the pool basketball hoop is strictly prohibited for the safety of all guests.
-Guest agrees to leave the property in the same general condition it was received.
-Guest will report any damage to the host before check-out, additional charges will apply for any damages that occur.
-No pets are allowed at this property (minimum of $250 fine assessed for bringing a pet on the property)
-Our property is located in a residential neighborhood. Please be mindful and respectful of our neighbors. City of Tempe quiet hours are 10 pm to 8 am.

Please note there are 2 security cameras on the property on the exterior of the home only. They record sound and video 24/7. We have a camera on the end of the garage that monitors the front door and sidewalk and a camera on the back patio that monitors the pool and patio.
