3 Bedroom House in San Tan Valley
We are looking for a summer/fall guests at deep discounts. Owner will pay internet, landscaping, pool maintenance, garbage and sewer. Guest will pay gas, water, power. Our beautiful home is located in the Johnson Ranch Community, at the base of the San Tan Mountains & South of Superstition Mountain.
What you will love about our home:
Our well appointed fully furnished home with 3 bedrooms, 2 bathrooms, is easy to find and is a very short drive to stores, restaurants, golf courses, parks, tennis courts, and a short walk to one of the three heated community pools with a hot tub.
The backyard speaks for itself! Its a wonderful place to relax and enjoy!
Johnson Ranch offers 3 recreational centers: 3 heated community pools w/ spas, tennis courts, basketball, volleyball, playgrounds, a pitch and put golf course, a catch and release fishing lake, and an 18 hole public championship golf course.
This beautiful community is approximately 55 minutes from Phoenix Sky Harbor Airport, and approximately 15 minutes from Mesa Gateway Airport. While you are away from the busy cities and traffic, you are less than 7 minutes from local shopping, and 10 minutes from major retail stores, and nearest shopping mall as well as all your amenities are within 5 minutes away (Fry s Grocery store, Walmart, Walgreens, several restaurants & Starbucks)

The master bedroom suite is a very large room with an en suite bathroom that has a separate commode room, soaking tub, walk-in shower, and double sinks! The master suite also boasts a large walk in closet with lots of room to organize your clothes.
The main living area has tall ceilings throughout which includes a open concept kitchen that oversees the living and dining room, offering all the amenities you would need to cook. A large pantry for storage, stainless steel appliances, microwave, toaster, coffee maker, & dish washer. There are large luxurious granite counter tops for food preparation and family gathering.
The guest wing is on the opposite side of the house of the master bedroom with the bathroom between the two rooms for privacy. The guest wing also features a nice built in granite work desk area in the hallway to use your computer at and take care of any business.
No pets. No smoking. NO PARTIES. Considered not appropriate for those under 16 yrs old. due to liability issues. Let’s chat about it.

**IMPORTANT INFO**
During summer (May through September) the pool will not need heating.
Garage is not available for parking- there are 2 spaces in the driveway for guests to use.
We don’t allow children under the age of 16 due to the pool due to liability
No smoking and no pets
Must be 25 to rent the home
Heating the pool is an additional $25/per day for the duration of your stay and will be a case by case basis for stays under 7 days.
IMPORTANT INFO:
By having an active reservation, you agree to the following:
*A photo ID of the primary renter will be required to be sent to owner upon acceptance of reservation.
*If children are included in the reservation, ages of children will be required to be stated.
USE OF POOL
POOL DOES HAVE A HEATER- Optional Heating-Extra fee of $25/day with a minimum of 2 weeks unless your stay in shorter or other arrangements have been made. Payment will be made through VRBO.
You are not obligated to use the heater during your stay, however, if no pre-arrangement has been made for the heater, the pool will not be heated for your stay.
Use only aluminum cans or plastic cups in the pool area, no urinating, discharge of fecal matter, spitting, expectorant or blowing your nose in the pool and any sign of broken glass in the pool or the area surrounding the pool is cause for an immediate claim against your travel insurance, as the pool will have to be drained and cleaned.
There shall be no other coverings placed on the pool but the solar cover provided on the premises.
The pool is unsupervised; if there are any children using the pool it is the tenant’s responsibility to provide proper supervision to users.
The GUEST(S) specifically acknowledges the open and obvious risks associated with the swimming pool located on the premises, and the GUEST(S) intentionally and knowingly assume(s) the risks associated with the swimming pool located on the premises, which include, but is limited to, slipping and falling, drowning, broken bones, and even paralysis or death.
FOR GOOD AND VALUABLE CONSIDERATION RECEIVED, the GUEST(S) shall be responsible for their invitees who come on the rented premises and use the swimming pool. GUEST(s) shall Indemnify and hold harmless HOST from and against any and all claims, demands, suits, or judgments, of whatsoever kind and nature, which may arise from the use of the swimming pool on the rented premises.
FOR GOOD AND VALUABLE CONSIDERATION RECEIVED The GUEST(s) and on behalf of their successors, heirs, and assigns, do hereby forever release HOST from any and all claims, of whatsoever kind or nature, whether sounding in tort, contract, equity or otherwise, which they may now have or might have in the future, arising out of or connected in any way to the use of the swimming pool on the rented premises.
** ADDITIONAL GUEST(S) LIABILITY**
Guest(s) will be held liable for replacement and/or repair of items that are damaged/broken, and not attributable to normal wear and tear.
Guest(s) will be responsible for any damage caused by negligent, willful or malicious acts committed by themselves, family member(s), or guest which occur during the term of this Agreement. Guests(s) agrees to accept liability for any damages caused to the Property (other than normal wear and tear) by guest(s) or guest’s family member(s) or guests, including, but not limited to: furnishings, landscaping, misuse of appliances, and/or
equipment.
If damages are found, photos will be taken, and the guest(s) agrees to reimburse the Owner for costs incurred to repair/replace damaged items, as well as any legal fees required to collect if legal action is required.
Guest(s) shall report all maintenance items to the Owner or Property Manager and they will respond to them as soon as possible. If the conduct or misconduct of guest(s) ), their guests or family member, or any person subject to the terms and conditions of this Agreement create a situation which gives rise to a maintenance call, a claim may be made.
Owners will not be responsible for any lost or stolen personal property of tenants/occupants.
**HOLD HARMLESS**
Owners and the assigned Property Managers are hereby released from any liability for loss. Guest(s) agree to hold harmless Owner and Property Manager for damage or injury to persons or personal property during the term of this Agreement. Owner and/or Property Manager are not liable for any inconvenience arising from temporary defect or stoppage in supply of water, gas, electricity, cable, internet or plumbing beyond their control. Guest(s) agree to hold harmless Owner and/or Property Manager for loss or damage to guest(s) personal property caused by weather conditions, natural disasters, or other events beyond the control of Owner and/or Property Manager.
The reservation holder, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owners and Property Managers from any and all claims, demands and causes of action, by reason of any injury or damage which has or have occurred, or may occur to the reservation holder, or any of his/her guests as a result of, or in connection with, the occupancy of the premises, and agrees to hold Owner and Property Managers free and harmless of any claim or suit arising. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
Any dispute shall be governed by the laws of the state of WASHINGTON. WASHINGTON state courts shall have exclusive jurisdiction and venue shall be in Spokane County, WA. The substantially prevailing party in any dispute shall be entitled to recover its attorney fees and cost incurred.
