The Space:
Outside you can find a large deck with patio furniture and a pergola for extra sun protection. A relaxing hot tub overlooking the lake to dip your toes into. The yard is well manicured and spacious for lawn games. You can also expect a gas BBQ grill for optimal entertaining along with 2 kayaks and an assortment of outdoor water equipment available for guest use.
This home is named Bluebonnet surprise for the many surprises you will find. Not only will you have the large main house on 2 levels, but you will also have a separate guest house right off of a breezeway from the front door. Inside the main house, you’ll be pleased with the large living room with cable TV, a beautiful stone fireplace (decorative only), and comfortable seating. The recessed ceilings with a wood panel accent add the perfect touch to the rustic and cozy decor found throughout the home.
The sizeable kitchen comes fully equipped with a Combo Keurig & Drip Coffee maker, blender, toaster, and additional items to allow you to whip up a delicious meal. Steps away, there’s a formal dining table that seats 8, and additional seating for 2 can be found at the kitchen island.
After long days, in the main house you can find 3 private bedrooms and a bonus room to get some much-needed rest to recharge. The separate guest house offers an area for those who need extra privacy. And if that wasn't enough, there numerous kitchen "prep" spaces to use for a wet bar or snack counter. In total there are 3 Full Size Refrigerator/Freezers (one in kitchen, one in laundry room off kitchen, and one in wet bar area of bonus room). There is a kitchenette with a mini fridge in the guest house.
The master bedroom has a King bed with Smart TV and an en suite. The luxurious en suite is outfitted with dual sinks and a standing shower.
The 2nd bedroom is located by the entryway of the home and has a Queen bed. Steps from this bedroom is a 2nd full bathroom with a standing shower.
The 3rd bedroom has a King bed with Smart TV and crib for your convenience.
The 4th and final bedroom is in the guest house and has a Queen bed with a kitchenette and private full bathroom.

- There are four cameras on property - a Ring doorbell on the front door facing the entrance, one on front corner of house, one on side of house above grill, and a camera on the back door facing the dock for weather related issues.

There are boat rentals in the area including in Kingsland or at Lake LBJ Yacht Club and Marina in Horseshoe Bay, a 25-minute drive. In just 10-minutes, you can arrive at Perissos Vineyards, awarded 7 “Best in Class’ wines, this winery offers breathtaking views and personal wine tastings. Legends Golf Course, a challenging course for all abilities, is also a 10-minute drive. If you want to venture further, the thriving city of Austin is about 1hr 15 minutes away. Just an hour drive to the west you will find Fredericksburg with numerous wineries.
